All property is sold as is with no warranty by the seller or Martin & Martin Auctioneers, Inc. The only guarantee made is that you will receive a clear title at closing. All real estate is sold subject to owner's confirmation.

10% Buyer's Premium applies and will be added to the high bid to determine the contract price. 20% earnest money deposit (up to $50,000) due on day of auction by cash, cashier's check or certified funds. Balance due at closing within 45 days at attorney of purchaser's choice. Purchaser shall pay all costs associated with the examination of title, closing and filing documents. Current year taxes pro-rated to day of closing.

In the event that a buyer is not able to complete his/her agreement and close on the property, the earnest money (good faith) deposit will be split 50/50 between the seller and the auctioneer.

A backup contract may be executed on auction day.
